Closed consultation: 10-14 Ber Street

Consultation closed 26 January 2022

Background

We have written to residents that are near our new housing development site at 10-14 Ber Street in Norwich.

We are collecting their comments on the proposal to help inform the development prior to submission of the planning application.

Details

The land at Ber Street (which measures approximately 0.1 hectares) has been allocated for development in the Local Plan and our proposal is to redevelop the site to provide a scheme for 9 new homes including:

  • 2 x 1-bedroom flats
  • 1 x 2-bedroom flat
  • 3 x 2-bedroom town houses
  • 3 x 3-bedroom town houses

The building containing the flats, which will face Ber Street, have been designed to have a traditional look, along with ground floor windows providing the appearance of a shop frontage to complement nearby buildings. The flats will have outside space such as a garden or balcony but will not have assigned car parking, given the close and accessible proximity to city centre shops, public transport, and other amenities. A secure cycle store will be provided for the flats.

To the rear of the site will be a courtyard development of town houses accessed via an archway under the flat block. They will be contemporary in appearance and be three storeys in height. Each property will have a private rear garden and an integrated garage with storage for cycles, bins and infrastructure for electric vehicle charging points.

The design and layout have been carefully planned to respect the character and appearance of the area and limit impact upon neighbouring properties. The development will be sensitively landscaped and will include ecological enhancements to improve biodiversity on the site.

The site layout has also been designed to maximise solar gain during the winter and minimise overheating in summer. This will assist with reducing energy demands and will create a comfortable and healthy living environment. It’s also proposed that at least 10% of energy requirements will come from a renewable energy source.
