Repairs and upgrades
Number of repairs completed (non-urgent and emergency) = 38,169, which includes:
- 365 new kitchens installed
- 485 new bathrooms installed
- 261 new heating systems installed
- 607 electrical upgrades completed
- 132 properties had external doors replaced
- 60 properties had new windows fitted
- 41 properties had a new roof fitted
Average cost, per property, of:
- New kitchen - £4,824
- New bathroom - £3,400
- New heating system - £3,534
Adaptations
- More than 2m was spent on major adaptations to homes for people with disabilities.
Energy efficiency
We have continued our programme of boiler and insulation improvements, while commencing trial installations of air source heat pumps and Solar PV installations. Grant funding has helped install 40 properties with external wall insulation, significantly improving their energy performance.
371 properties had loft/cavity wall insulation upgrades.
The average energy performance of our homes on the scale of A to G is 70.6 which is in the C range (69-80). Where A is very energy efficient, with lower running costs and G is not energy efficient with higher running costs.
Almost 75% of our stock is A-C rated
Safety
Fire Safety
Fire Risk Assessments for all buildings compromising 2 or more homes; associated remedials repairs; fire alarm inspections, testing maintenance for all relevant buildings, Flat Entrance and Communal Fire Doors checks.
Asbestos Management
Surveys to enable safe working for repairs in homes and planned works / repairs in buildings.
Water Hygiene
Testing for Legionella risk, cold water storage tank inspections for all relevant buildings; inspections testing, maintenance, and repairs of all relevant supply equipment.
Lift management
Inspection, testing maintenance and associated repairs, independent inspection.
Gas safety
Landlord Gas Safety Records (LGSR) inspections for all homes; domestic / communal boiler servicing & repairs for all relevant buildings; heating repairs for homes/buildings.
Electrical safety
Electrical Installation Condition Reports (EICRs) for all homes and buildings; emergency lighting tests and inspections / maintenance for all buildings; estate lighting as appropriate; door entry systems maintenance and associated repairs for all relevant buildings.
